The roots of The Carlson Company, Inc., date back to 1996 when Mike Carlson first entered the investment real estate field as a specialist in real estate finance.

In 1996 very few private real estate investors seemed to understand how to effectively use financing/debt as a "tool" in creating and increasing yield on cash-equity capital invested. Unfortunately, the strategic and proper use of debt/leverage continues to be an after-thought or ancillary part of many real estate investors purchase process. Mike Carlson has worked diligently over the last 12+ years to assist private investors in incorporating an appropriate level of debt/leverage in their investment and ownership of investment real estate to improve returns and overall yield of invested capital-equity.
Beginning in 2002, Mike began to expand his role as an advisor to private real estate investors. This included an overall analysis and assessment of currently owned smaller investment properties (primarily rental homes and small multiplex residential properties) to determine if higher return options were available in the marketplace. Typical options included:
- Exchanging (IRC 1031) into larger properties such as:
- Apartment buildings
- Office complexes
- Mixed-use facilities, etc.
- Cash-out refinancing scenarios with the reinvestment of net proceeds.
Mike affiliated himself with a leading regional investment real estate firm as an independent consultant in 2002 and 2003 before founding The Carlson Johnston Group, LLC in 2003. From 2002 through 2006 Mike functioned as the lead-primary advisor, real estate broker, commercial mortgage broker and IRC 1031 facilitator for The Carlson Johnston Group, LLC. Mike directly counseled Carlson Johnston Group clients in implementing and completing their wealth-building strategies to markedly improve overall investment returns and rate of wealth accumulation. Mike founded The Carlson Company, Inc. as the sole principal in January of 2007.

Mike's overall background includes 12+ years serving the private investor in the investment real estate and commercial finance fields and over 22 years of broad-based business management and ownership experience. Over his career Mike has counseled hundreds of individuals with a vast array of differing goals, objectives, and circumstances in developing and executing successful finance and investment real estate programs as part of an overall wealth building program.
On the transaction side, Mike has been the sole or lead advisor/agent to the private investor in SEVERAL HUNDRED MILLION DOLLARS worth of real estate transactions, loan placements, IRC 1031 exchanges and various Real Estate Ventures since 2002; and many millions more since 1996. |
